Henderson Global Acquires Boston M-F Community for $48M

On behalf of its value-add CASA Partners IV fund, Henderson Global Investors, an independent investment manager, has acquired Reading Commons, a 204-unit multi-family complex located 10 miles outside Boston, for $48.5 million. The property marks the fund’s first luxury acquisition in the Northeast.

Kennedy Associates has taken the 22-story office tower at 185 Franklin Street in Boston off the hands of Verizon Communications Inc. in a deal valued at $192 million. But Verizon is not walking away from the six-decade-old property completely. The telecommunications company will continue to own 100,000 square feet of the building, which has a total 700,000 square feet of rentable office space, and will lease back the remaining 600,000 square feet from Kennedy under a short-term agreement.

Boston-based developer Eastat Realty Capital L.L.C. has submitted a notice of project change with the Boston Redevelopment Authority in connection with a proposed $140 million, 24-story, 248,000-square-foot office building in Boston’s theater district. To Bostonians, the point of the project, however, seems less what will be built than what won’t be coming down; the plan would leave the adjacent Jacob Wirth Co. building untouched.
